What is the Five Pillars Offer?
An option for Sellers who want to skip the hassle of selling on the market or listing it “For Sale by Owner,” without losing a ton of equity.
Most “cash offer” programs (or “wholesale” programs) trade convenience for a steep discount on how much they’ll buy your property for.
That’s how we’re different.
We buy the property from you, do the work required to get the property listed at full value, then sell it on the market ourselves.
Your payout happens in 2 chunks.
- The first chunk happens when we buy the property – you get 50-75% of the total at that time, minus the cost of repairs.
- The second chunk happens when we sell the property. That’s when you’ll get the total remainder of the funds, minus our Agent commission, Program fees, and other expenses during the process.
This lets you get the most money possible while still enjoying the perks of a super easy process with zero hassle or headache.
What's the process?
The process begins with a phone call to chat about your goals and specific situation in depth, since our program is not right for everyone.
Next, we’ll answer any questions you may have about how the program works, along with explaining the “pros” and “cons” of using this option to sell your home.
If you’re interested, we’ll schedule an in-person walk through so we can:
- Get eyes-on your property
- Discover any remaining details about your goals and situation
- Give you your offer
- Share your “Sellers Roadmap” of next steps
If you accept the offer, we’ll move forward at exactly your pace, whether that be lightning fast or extended over months to give you the time to do what you want / need to do.
If the offer isn’t for you, that’s totally fine too! We’re happy to help you sell the traditional way on the market.

How long does the process take?
Our timelines are adjustable based on your situation and goals. We can execute the first closing in as little as 14 days.
One of the few cons of the program is that we cannot promise when we will sell the property.

- Since there are 2 closings – 1 when we purchase the property, 1 when we sell it– there are 2 sets of seller-paid closing costs (instead of 1 like a traditional sale)
- The program fees are an additional seller expense, not normally incurred when selling the traditional way
- There’s no guarantee to how quickly the property will sell when we do list it on the market, therefore we cannot guarantee when you will receive your 2nd payout
How much money will I get from a Five Pillars Offer?
Our goal is to get you the most money possible. Our market-value offer will be paid out in 2 chunks:
1st chunk = when we buy your property
At closing, you’ll receive:
- 50-75% of the total value (depending on your specific situation)
- Minus the cost of repairs required to get the property “market-ready”
2nd chunk = when we sell the property on the market
At this closing, you’ll receive:
- The Final Sales Price
- Minus Agent commissions
- Minus repair and holding costs
- Minus the Five Pillars Offer Program fee
- Minus closing costs / any buyer concessions made during negotiations
- Minus what you received in the first transaction
NOTE: If we sell for MORE than we originally thought, you (original homeowner) get to keep 100% of the upside. We will fight for every penny, tooth & nail.
Are there any fees or commissions?
Of course! Real Estate is our family business, it’s how we make a living. We’d never expect anyone to work for free, and we hope others understand that we can’t either.
The Five Pillars Offer program fee includes:
- A flat percentage fee (usually 4-6%) of either the final sales price or the agreed upon value (whichever is greater). This percentage depends on:
- The amount of money requested in the first transaction
- The scope of repairs necessary to get the house ready for the market
- 0.99% per month of either the final sales price or the agreed upon value (whichever is greater)
The Agent Commission is the same as our traditional sales side, and applies to the 2nd sale only:
- 3% for our listing services
- NOTE: We will not be offering a buyer’s agent commission, but are open to it being included in negotiations to secure the best price/terms.
