Selling a home
What you walk away with depends on price, prep, offer terms, and timing. We’ll walk you through each one.

Getting ready to list
Don’t spend money everywhere. We’ll point out what buyers will notice, what could come up in the inspection, and which fixes are worth the money.
The Process
What’s it worth? What will selling cost? What needs fixing before it lists? Bring every question, even the ones that feel basic.
Top dollar, a quick sale, and the least hassle don’t always line up. Tell us which matters most and where you’re headed next, and we’ll plan around it.
We look at recent sales, the homes you’re competing with, your home’s condition, and the time of year. The goal is to be priced right the first week, when the most buyers are looking. A string of price cuts tells buyers something is wrong.
We walk through your home room by room and give you a written to-do list, starting with the fixes buyers will pay for.
Photos, video, and ads go out before the listing goes live, so buyers are ready to see it on day one.
We schedule private tours with interested buyers and show the home ourselves when we can. You’ll hear how each showing went and what buyers said.
The highest offer isn’t always the best one. We compare the terms as closely as the price and show you what each offer puts in your pocket.
The buyer inspects and sends a repair request. Before we answer, we talk to the inspector, get itemized quotes, and find out what matters most to the buyer. The lender’s appraisal happens around the same time and can require repairs before the loan closes.
Packing, movers, utilities, address changes, and tax questions for your CPA on your side. Contract deadlines, buyer and lender progress, and title work on ours.
The buyer does a final walkthrough within 48 hours. Title issues the settlement statement itemizing every dollar. After signing, Title has your proceeds ready within about 48 hours.
Before It Lists
A home’s first week on the market gets the most attention, so we want yours ready before it goes live.
Offers
For every offer, we show you what you’d walk away with after costs, so you can compare them side by side.
Good to know
Your agent’s commission (agreed to in writing), any prep or repairs, anything you give the buyer at closing, and what you still owe on the home. We’ll show you the likely number before you list. The net proceeds calculator is a good first look.
Usually less than you think. We’ll tell you which fixes buyers pay for and which to skip.
We look at the homes you’re competing with right now, recent sales, and your home’s condition and timing. We won’t pick a high number just to win your listing.
Title has your proceeds ready within about 48 hours of closing. You’ll see the settlement statement, which lists every dollar, before you sign anything.
No. If you’re out of town or have already moved, Title can set up a mail-away closing. Just tell us early so the paperwork is ready in time.
Tell us your deadline. Sometimes pricing and prep are enough, and sometimes selling fast means taking a lower price. We’ll lay out both before you decide.
