Listing Description

**Seller willing to offer owner-financing---see at the bottom of this ad for exact details! :)** Would the thought of having HUNDREDS sometimes even THOUSANDS of people in your back yard to support your business excite you?! OPENING SOON IN 2026 IS A PULLING/RACE TRACK DIRECTLY BEHIND THIS BUSINESS! These events will host hundreds and even thousands of attendees! All of those people will need a place to purchase their drinks, tobacco, ice, snacks, and more. The pulling track will also have RV hook-ups for campers (much like a campground) which will all also be a big boom for this already thriving business! These attendees often spend the entire weekend at these events and do not leave for the weekend (drive golf carts, and UTVS, around the event) so your store will be a great go-to spot for them to shop with you without ever having to leave the track. This store is already located on the very busy 4 lane state HWY 127 right off of the Bluegrass Parkway so the location is exceptional and the pulling track being its backyard is will really set this store apart from the competition! The 1 acre lot is large enough to add fuel pumps too (which would be a great idea since most of the attendees for the pulling track will be driving diesel trucks and pulling trailers and will need a place to fill up before heading back home (some attendees travel from several states away.) The store has a drive-thru window and there is also a live-in apartment on one side of the building (with separate entrance door) that you can lease out for rental income, or for you or your employee to live on-site, or the apartment could be converted to a kitchen with an additional drive-thru window added if desired. This store is a staple location that everyone locally knows about. The store was completely remodeled less then 3 years ago; very nice brand-new beer cave installed, multiple brand-new coolers installed, lights, tons of glass cases and shelving installed, walls removed to open the store, and so much more. There is room to utilize a portion of the lot for diesel fuel pumps and the remainder of the lot could be utilized to lease out for boat/rv storage (being that thousands pass this store going to and from multiple lakes---this would be a great location to take advantage of that opportunity as well) TAKE ADVANTAGE OF YOUR EXTRA LOT SPACE AND LET THAT SPACE BRING IN EVEN MORE MONEY TO YOUR BUSINESS! Purchase price includes the real estate (liquor store building with apartment, blacktop parking lot, huge stand-alone sign, 1 acre lot, all on the 4 lane HWY 127 which automatically makes the real estate even by itself very valuable due to its location,) plus the business and all of the equipment (including the brand-new coolers/beer cave/etc.) are also included in the purchase as well---with liquor license, lottery license, and TSC license to be transferred to/obtained by new owner. Inventory to be taken by a third party the day of the sell and is separate from the purchase price. ***PER THE SELLER; DO NOT STOP BY THE STORE WITHOUT SCHEDULING AN APPOINTMENT THROUGH THE LISTING BROKER.*** **Owner Financing Option: If Buyer provides $500K down towards the purchase of the store/business (or if Buyer gets a loan for the store/business for $500K ) then the Seller will agree to owner-finance the remainder of the store/business! This does not include owner financing the inventory-----Buyer will purchase inventory separately.** Call today with questions or to schedule your viewing!
