This property was the dream-come-true for the current owner, who wanted a rural paradise with the convenience of modern technology. What started as a raw cabin on raw land was transformed over the past year. The 62.89 acre farm and land received several upgrades to make it a perfect home. There is approximately 9 acres of cleared land, on which a 24' x 15.6' cabin, a 12' x 40' new lofted shed, hay barn, and a freshwater pond sit. The cleared land was used to grow hay up until 2022 and can be again. The structures are all in excellent condition. The remaining acreage is currently situated as accessible and easily enjoyed woods with a wide logging trail that provides ideal, private hiking that takes you through a relaxing nature trail and across a small creek. Imagine waking up to wild turkey and dear in the yard as you walk with your morning coffee through the dewy trees. At the end of 2022, a 12' wide gravel road was cut from the entry gate all the way back to the cabin, along with a new septic tank/system that is plumbed to the cabin (and was designed to service a new build and the existing cabin). In 2023, brand new electric and CTS water lines were buried along the new road and all the way back to the cabin for a 200 Amp breaker box. Electric service is already turned on and running. A water spicket was also added at the hay barn and on the side of the cabin. Water service (city) is already turned on and running. The cabin was completely rewired and has currently passed the rough-in inspection. The cabin began as a raw hunters cabin, but along with the new wiring, the cabin has received brand new plumbing to provide for a kitchen sink, dishwasher, refrigerator, full tub and shower, washer and dryer, bathroom vanity/sink, and a tankless electric water heater (a brand new Stiebel Eltron Tempra 24 Plus 24 kW 4.68 GPM is included). Please note, the cabin now has the infrastructure but has not been finished. In 2023, the cabin was framed out for a kitchen, bathroom with attached laundry room and linen closet, along with the upstairs loft extended for a large closet area to add to the existing bedroom area. Items included and already purchased are: brand new hardwood hickory flooring, still boxed, all new in box can lights for cabin that are ready to be installed, three light fixtures for the kitchen and dining area, sconces for bathroom vanity, porch light, flood lights, bathroom heater/vent, full tub and shower kit that is already installed with a Delta fixture, and an American Standard soft close toilet with concealed trapway.
