605 Delaney Ferry Road, Versailles, KY 40383

Listing Description

Multiple opportunities await the buyer of this well located 128 acre Woodford County Farm. While the property is currently well fenced for cattle, along with 8 automatic waterers, the future possibilities go far beyond a simple cattle operation. The property is zoned A-4, which is a small community residential zoning which allows for division and development of 1 acre lots, in fact there is a previous engineering plat at Woodford County Planning and Zoning showing 72 individual lots! In addition, should the purchaser so choose, the current owner has applied to the NRCS for consideration of a conservation easement which is assignable, and could generate over $1,000,000 to a new owner under certain conditions. (Call agent for details). The land is elevated above neighboring properties and offers charming views of the surrounding countryside, abundant wildlife and hunting opportunities (Deer, Turkey), and rolling hills with forests and field. Improvements to the farm include a charming weekend hunting cottage, 2 large tobacco barns one of which includes 12 horse stalls. This is a very unique opportunity which offers tremendous potential to a new steward.
