Bring your floor plans and self-quarantine down at the lake. And yes that is the actual view. It's a fairly level lot but you would probably build a walk out basement home. Restrictions are minor, 1500 sq ft minimum- cottage size, no mobile homes or campers, no junk cars, no livestock. Maintenance fee is $350/year to keep up the place. You don't want a junked up neighborhood do you? They don't make anymore lake property the saying goes. Make sure you get yours. Cumberland Shores is a gated community just north of Monticello, KY. Beaver Creek Marina is only 7 miles away for easy lake access. Mostly done as a vacation home development the lots were sold as future investments and building later when people retire. It's not like a regular residential neighborhood. As of now there are only about half a dozen properties out there. So due to the slower rate of development you will have some good privacy for quite a while. Underground utilities and a low tax rate make this a highly desirable property.
